Suburbly — Terms of Service

Last updated: October 5, 2026

In short: Suburbly is a tool. You decide what you record and how you use it, and you follow the laws that apply to your work. AI suggestions and property research can be wrong, so check them before you rely on them. Subscriptions are billed and refunded by Google Play.

1. Agreement

These Terms of Service ("Terms") are an agreement between you and SLLZZ Studio, a sole proprietorship based in Ontario, Canada, which makes the Suburbly app and its online services ("Suburbly", "we", "us"). By creating an account, signing in, or using the app, you agree to these Terms and to our Privacy Policy. If you don't agree, don't use Suburbly.

If you use Suburbly for a business, you confirm you're allowed to accept these Terms for it.

2. Who can use Suburbly

You must be at least 18 years old. You're responsible for keeping your sign-in details safe and for what happens under your account. Tell us at support@suburbly.app if you think someone else is using it.

3. Your data and your responsibilities

4. Acceptable use

Don't use Suburbly to:

5. AI features and property information

Some features use artificial intelligence or public web sources: Property Insights, House Brief, Concierge, Voice-to-Fields, Photo AI and Weekly Insights. Their results are generated automatically and may be incomplete, out of date or wrong. They are suggestions, not professional, legal, financial or real estate advice. Check anything important before you rely on it. Concierge never changes your schedule without your tap.

AI features have fair-use limits per plan and per day, shown in the app or applied automatically, to keep the service affordable for everyone.

6. Plans, trials and payment

7. Teams and sharing

When you share places, templates or share codes with others, they get a copy of what you share. You're responsible for having the right to share it. A team owner can remove members and delete the team, which removes what was shared in it.

8. The service

We work to keep Suburbly available and your data safe, but the service is provided "as is" and "as available", without warranties of any kind beyond those the law requires. Features may change, and we may suspend the service for maintenance or security. The app works offline, but sync, AI features and maps need a connection and third-party services (such as Google Maps, Google Play and our hosting and AI providers).

9. Ending your use

You can stop using Suburbly at any time and delete your account in the app (More → Account → Delete account). We may suspend or close an account that seriously or repeatedly breaks these Terms, or where the law requires it. Where reasonable, we'll tell you first and give you a chance to export your data.

10. Our rights

The app, its design, code, templates and brand belong to SLLZZ Studio. We give you a personal, non-exclusive, non-transferable licence to use the app under these Terms. Suggestions or feedback you send us may be used to improve Suburbly without obligation to you.

11. Limitation of liability

To the extent the law allows, SLLZZ Studio is not liable for indirect or consequential losses, such as lost sales, lost profits, lost data or business interruption, arising from your use of Suburbly, including decisions you make based on AI or property information. Our total liability for any claim is limited to the amount you paid for Suburbly in the 12 months before the claim, or 100 Canadian dollars if you haven't paid anything.

Nothing in these Terms limits rights you have under consumer protection laws that can't be excluded by contract.

12. Indemnity

If someone makes a claim against us because of data you recorded, how you used Suburbly, or your breach of these Terms or the law, you agree to cover our reasonable costs of that claim, to the extent the law allows.

13. Changes to these Terms

We may update these Terms. We'll change the "Last updated" date, and for important changes we'll tell you in the app before they take effect and ask you to accept them again. If you keep using Suburbly after a change takes effect, the updated Terms apply.

14. Governing law

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Courts in Ontario have jurisdiction, unless the consumer protection laws where you live give you the right to go to your local courts.
